Terms & Conditions

Direct booking terms for Forget Hotels holiday accommodation

Revised draft: 10 September 2026

1. Who we are

Forget Hotels is a trading name used by companies within the S&J Bell group. The legal company that contracts with you depends on the property you book:

  • Pinot and Nancy’s Nook – S&J Bell Ltd.
  • Sea Renity – S&J Bell Lettings Ltd.
  • Salt & Sage – S&J Bell Holdings Ltd.
  • Any future property – the relevant contracting company will be identified before booking and in the booking confirmation.

The applicable company is referred to in these terms as “we”, “us” or “Forget Hotels”. The booking confirmation will identify the contracting company. Registered company numbers and registered office details should be displayed in the website legal information and/or booking confirmation before publication.

Email: stay@forgethotels.co.uk. Telephone: +44 (0)7506 137934.

2. When these terms apply

These terms apply to direct bookings made through the Forget Hotels website, by telephone, by email or otherwise directly with us. If you book through Airbnb, Booking.com or another third-party platform, that platform’s applicable terms and booking conditions may also apply. Where mandatory platform terms conflict with these terms for a platform booking, the platform terms take precedence to the extent of that conflict.

3. Making a booking

You must be at least 18 years old and have legal capacity to make a booking. The lead guest is responsible for ensuring that all members of the party are aware of and comply with these terms.

A direct booking becomes binding when we issue written confirmation and any payment required at that stage has been successfully received or authorised.

Bookings are for temporary holiday accommodation only. No tenancy or right to occupy the property beyond the confirmed booking period is created.

Please check the property, dates, guest numbers, selected rate, price and any special requirements before confirming your booking and tell us promptly if anything is incorrect.

4. Rates, prices and payment

Forget Hotels may offer different booking rates, including Non-Refundable, 30-Day Flexible and 60-Day Flexible rates. The payment and cancellation conditions for the rate you select will be shown before you commit to the booking and will form part of your contract.

The total accommodation price, mandatory fees and payment schedule will be shown or communicated before the booking is confirmed. Payments are made in GBP unless we expressly agree otherwise.

Where a balance is due at a later date, the due date shown in the booking confirmation applies. Different rates may have different payment schedules.

If a payment becomes overdue, we will contact you and give you a reasonable opportunity to pay. If it remains unpaid, we may cancel the booking. Any amount retained will be subject to the cancellation terms for the selected rate and applicable consumer law.

5. Cancellation by you

The cancellation terms for your selected rate will be displayed prominently before booking and repeated in your booking confirmation. Please read them carefully.

Accommodation booked for a specific date or period does not generally carry the statutory 14-day cooling-off right that applies to many online purchases.

Our rate types may include:

  • Non-Refundable – a lower or otherwise distinct rate with restricted cancellation rights, as clearly disclosed before booking.
  • 30-Day Flexible – the cancellation/refund rules shown for that rate at checkout and in the booking confirmation apply.
  • 60-Day Flexible – the cancellation/refund rules shown for that rate at checkout and in the booking confirmation apply.

Where the selected rate provides for a £30 administration charge on cancellation, this is a fixed contribution towards the reasonable administration involved in handling and cancelling the booking. We will not use cancellation terms to recover more than a fair and reasonable amount in light of the loss caused by the cancellation, including relevant costs saved and any replacement booking obtained.

If you shorten your stay or leave early after check-in, no refund is normally due for unused nights unless we have breached the contract or the law gives you a right to a refund or price reduction.

To cancel a direct booking, contact us in writing at stay@forgethotels.co.uk. We strongly recommend appropriate travel insurance.

6. Cancellation or significant change by us

If we cannot provide the booked property because of a serious safety issue, major damage or another circumstance that genuinely prevents us providing the accommodation, we will tell you as soon as reasonably possible.

Where you are not at fault, we will offer suitable alternative accommodation where reasonably possible or refund the amounts paid to us for the affected accommodation. We will not charge an administration fee for a cancellation made by us.

Nothing in these terms removes your statutory rights where we fail to provide the accommodation or services with reasonable care and skill or as agreed.

7. Check-in and check-out

  • Standard check-in: from 3:00 PM on arrival day.
  • Standard check-out: by 10:00 AM on departure day.

Early check-in or late check-out is only available where expressly agreed and may carry an additional charge disclosed before you accept it. Unauthorised late departure may result in a reasonable charge reflecting additional costs or losses caused.

8. Occupancy and acceptable use

  • Only the agreed guests, up to the property’s maximum occupancy, may stay overnight unless we agree otherwise in writing.
  • The property is for private holiday use only.
  • No parties, events, commercial activity or filming without prior written permission.
  • Do not cause nuisance, excessive noise or unreasonable disturbance to neighbours.
  • Do not use the property for any illegal purpose.

A serious or repeated breach may result in us requiring the responsible guest, or where reasonably necessary the booking party, to leave. Any decision to terminate a stay will be reasonable and proportionate to the circumstances.

9. Care of the property, damage and cleaning

Please take reasonable care of the property, contents and equipment and report damage, breakages, defects or maintenance issues promptly.

You are responsible for reasonable repair, replacement or additional-cleaning costs resulting from deliberate or negligent damage, loss or excessive soiling caused by you or your party, excluding fair wear and tear.

Fake tan, hair dye, henna and other products likely to cause permanent staining must not be used in a way that damages linen, towels, furniture or fittings.

We will not impose arbitrary penalties. Any charge will reflect the reasonable loss or cost incurred and we will provide an explanation or supporting evidence where appropriate.

10. Damage protection and security deposits

Forget Hotels may introduce a damage-waiver or security-deposit scheme in future. No such charge or requirement will apply to a booking unless its price, terms, cover or deposit amount and relevant conditions are disclosed before the guest becomes bound by it.

Until such a scheme is implemented, guests remain responsible for damage or additional cleaning for which they are legally responsible under section 9.

11. Keys, access and security

  • Follow the property-specific check-in and key instructions.
  • Return keys as instructed at departure.
  • Lost keys or guest-caused lockouts may be charged at the reasonable cost of replacement keys, locksmith attendance or necessary security work.

We do not use surveillance cameras inside guest accommodation. Any external camera, video doorbell or permitted noise-monitoring device will be disclosed as required and used in a way that respects guest privacy.

12. Smoking and vaping

Smoking and vaping are strictly prohibited anywhere on the premises, including inside the property and in private gardens, yards, courtyards, balconies, driveways and other outdoor areas belonging to the property.

Guests must not leave cigarette ends, ash, vaping waste or similar items anywhere at the property.

Where a breach causes odour, staining, litter, damage or the need for additional or specialist cleaning, we may charge the reasonable cost incurred. A serious or repeated breach may result in termination of the stay where reasonable and proportionate.

13. Pets and assistance dogs

At present, pets are not permitted at Forget Hotels properties unless a property is expressly advertised as pet-friendly or we give prior written permission. Future properties, including pet-friendly accommodation, may have property-specific pet rules and fees disclosed before booking.

Assistance dogs will be accommodated in accordance with applicable equality law.

If an unauthorised pet is brought to a property, we may require its removal and may charge reasonable additional cleaning or damage costs. A serious breach may result in termination of the stay where reasonable and proportionate.

14. Cots and high chairs

Cots and high chairs are available on request at properties where offered, subject to availability. Please request them in advance. Guests must provide their own cot bedding unless we state otherwise. Children remain under the supervision of their parent or responsible adult.

15. Linen and towels

Fresh bed linen and towels are provided for the guests included in the booking. Additional linen changes, towels or light-cleaning services may be available for an agreed additional price.

We may charge the reasonable replacement or specialist-cleaning cost for linen or towels lost or damaged beyond normal use.

16. Waste and recycling

Please follow the waste and recycling instructions in the property or Guest Guide. Where guests are asked to put bins out during a stay, the relevant collection information will be provided. Reasonable removal costs may be charged where excessive rubbish is left contrary to the instructions.

17. Wi-Fi

Wi-Fi is provided where advertised. Internet services can occasionally be affected by matters outside our reasonable control. We will take reasonable steps to address reported problems within our control, but do not guarantee a particular speed unless that speed expressly formed part of the booking contract.

18. Heating, hot water and smart controls

Some properties use smart thermostats or other remote utility controls to maintain safe and comfortable conditions, improve energy efficiency and identify technical problems.

Guests must not tamper with, disable or damage utility controls. Contact us if you need an adjustment. We will not use remote controls in a way that unreasonably interferes with the normal comfort and use of the accommodation.

19. Maintenance and access

We may need access during a stay for essential repairs, safety or compliance checks, emergencies or necessary maintenance. Except in an emergency or where immediate action is reasonably necessary to protect people or property, we will give reasonable notice and seek to arrange access at a reasonable time.

20. Personal belongings and lost property

We are not responsible for loss, theft or damage to personal belongings unless caused by our breach of contract, negligence or another matter for which liability cannot lawfully be excluded.

If you leave an item behind, contact us promptly. We will normally keep identifiable lost property for 14 days. Perishable, unsafe or negligible-value items may be disposed of sooner. You are responsible for agreed postage, packaging and handling costs for returned items.

21. Health and safety

  • Follow safety information and reasonable instructions in the property and Guest Guide.
  • Take appropriate care around stairs, hot surfaces, balconies, outdoor areas and ordinary household hazards.
  • Children and vulnerable guests must be appropriately supervised.
  • Do not interfere with smoke alarms, carbon-monoxide alarms, fire equipment or other safety devices.

22. Problems and complaints

If something is wrong, contact us as soon as reasonably possible so that we have an opportunity to investigate and, where appropriate, put it right.

Telephone: +44 (0)7506 137934. Email: stay@forgethotels.co.uk.

If you remain dissatisfied after departure, please complain promptly, ideally within 5 working days, with relevant details and evidence. This requested timeframe does not remove statutory rights or legal time limits. Any refund or price reduction legally due or agreed will be processed without unreasonable delay.

23. Your responsibilities

  • Pay amounts properly due under the booking.
  • Take reasonable care of the property and leave it reasonably tidy.
  • Report damage, faults and maintenance issues promptly.
  • Treat neighbours, staff, contractors and the local community respectfully.
  • Use plumbing, appliances and facilities appropriately.
  • Provide accurate guest numbers and other information material to the booking.

Nothing in these terms prevents you from raising a genuine dispute with us, your card provider, a booking platform, an alternative dispute-resolution provider or a court.

24. Our responsibility to you

We will provide the accommodation and services forming part of your booking with reasonable care and skill and substantially as described.

We are not responsible for losses that were not foreseeable when the contract was made, or for the acts of independent third parties we do not control, except where the law provides otherwise.

Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or your statutory consumer rights.

25. Events outside our reasonable control

Events outside our reasonable control may include severe weather, natural disaster, widespread utility or communications failure, fire, flood, epidemic or pandemic restrictions, government action or civil emergency.

If such an event materially affects a booking, we will act reasonably and tell you as soon as practicable. Any refund or alternative arrangement will depend on the circumstances and applicable law. This clause does not give us an unrestricted right to retain money for accommodation we do not provide.

26. Third-party services

Our website and Guest Guides may link to independent restaurants, attractions, transport providers, payment providers or other businesses. Their own terms and privacy policies apply to services purchased separately from them.

27. Privacy

We process personal information in accordance with the Forget Hotels Privacy Policy and use cookies and similar technologies as explained in the Cookie Policy and cookie settings tool.

28. Communications

Booking communications may be sent by email, SMS, telephone, WhatsApp, a booking platform, Guesty or another contact method you provide or use to communicate with us. Important confirmations and contractual information may be provided electronically.

29. General

If a provision is invalid or unenforceable, the remaining provisions continue to apply. A delay in enforcing a contractual right does not necessarily waive it.

30. Governing law and courts

These terms and direct bookings are governed by the law of England and Wales. If you are a consumer resident elsewhere in the United Kingdom, you may also have the right to bring proceedings in the courts of the part of the UK in which you live. Nothing in these terms removes a mandatory consumer right concerning jurisdiction.
